With one of the UK’s largest dedicated real estate asset management teams, we cover all legal aspects of owning and letting properties.
Under pressure to operate profitably, it’s important to know that your legal asset management needs are well handled, with appropriate systems and controls in place.
With over 35 specialist lawyers, we’re adept at undertaking large project work and big property portfolios to get deals over the line in a timely and pragmatic manner.
Our clients include owners of large commercial estates, tenants with substantial portfolios, property investors, retailers, healthcare providers, logistics businesses, manufacturers and professional services firms.
Acting for both landlords and tenants enables us to understand the perspectives and drivers on each side, so we can provide you with critical insights into likely negotiation tactics as well as the challenges and solutions (both legal and commercial) that we can work to implement for your benefit.
Our real estate team is proud to have won the Legal Team of the Year award at the EG Awards 2024 and Legal/Professional Team of the Year for commercial property at the Property Week Awards 2023.

We act on all aspects of commercial real estate management matters including acquisitions, disposals, lettings, renewals, regears, licences and consents and general estate management.
We also act on the procedural and litigation side including managing breaches of covenant, securing vacant possession and dilapidations claims.
Alongside the routine or project-driven transactional aspects, we also provide strategic advice to manage ‘problem’ assets as required.
Commerciality is core to our approach. We avoid solicitor ‘point-scoring’ in favour of focusing on the commercial issues to get transactions completed quickly and efficiently. We always get to know your business inside-out — working as an extension of your team to add significant value on all matters.
Supporting a wide variety of clients with substantial property interests, we have extensive expertise in the retail and leisure sectors. Our clients include both owners and occupiers of retail space, from retail centres through to leading brands with units across the UK.
We also have wide-ranging experience in industrial property through acting for ports, logistics operators and manufacturing businesses.

Our asset management team is led by experienced Partners Richard Roberts, Andrew Rogers and Edwina Hewson.
As Head of Investment and Property Management, Richard specialises in the acquisitions and disposals of freehold and leasehold business premises, as well as commercial property management and non-contentious landlord and tenant law. Recognised by The Legal 500 as a Leading Individual in commercial property, he has considerable expertise in multi-site transfer or regear projects, sub-sale and leaseback transactions as well as the acquisition and disposal of going concerns.
Andrew is our Head of Property Litigation, advising developers, local authorities, landlords and tenants on issues like lease renewals, rent reviews, dilapidation claims, break notices and restrictive covenants as well as the recovery of rent and service charge arrears. Andrew is listed as a Leading Partner in The Legal 500, where he’s praised for spearheading a "first rate" team.
Edwina specialises in landlord and tenant and asset management work as well as commercial property finance. She’s a Recommended Lawyer in The Legal 500 for her extreme professionalism and ability to “get things done”.
Further support is provided by Ross Shine and Kieran Wilkinson.
A Partner with over 30 years of experience in real estate, Ross deals with all aspects of investment and property management transactions and is recognised by The Legal 500 as a “key name with expertise in transactional real estate, particularly in retail and charity contexts”.
Kieran brings a wealth of telecoms knowledge to the team with a strong record of protecting the interests of landowners and occupiers in relation to the siting of masts and telecommunication equipment on their property by telecoms operators. A Partner and experienced investment and property management lawyer, he also specialises in landlord and tenant law, sale and purchase, property finance and pharmacies.
Morrisons — transfer of leases
Acting for major supermarket chain Morrisons on its transfer of the leases for over 1,100 convenience stores that were acquired from the Administrators of the McColl’s Retail Group (which entered into administration in 2022). This saw us taking control of one of the UK’s largest convenience store portfolios.
Home Bargains — securing vacant possession of Homebase stores
Acting for Home Bargains on the administration of Homebase, which was our client’s tenant at a number of strategically important sites. We were able to liaise swiftly with the administrators and proposed purchaser of the stores (the Range) to ensure a favourable outcome for our client — namely, securing vacant possession of the stores from Homebase so that our client could occupy and trade from them much sooner than anticipated.
Pyramids Shopping Centre — asset management
Acting for Wirral Borough Council on all aspects of the asset management brief for the Pyramids and Grange Shopping Centre, Birkenhead, which the Council acquired in 2023. This is a major retail asset that comprises the primary retail core of Birkenhead town centre and is central to future regeneration plans.
